Describe the event
Record when the damage was discovered, the source if known and the rooms affected. State whether another professional has addressed the source. Avoid entering unsafe areas for measurements or photographs.
Identify the work already underway
List extraction, equipment, inspections or repairs already arranged. A new provider needs that history to discuss responsibilities and avoid overlapping scopes.
Ask for a documented drying plan
Discuss how affected materials will be assessed, what monitoring records will be available and who approves changes. Do not rely on surface appearance alone to describe the outcome.
Separate the next phase
Request clear inclusions for mitigation, contents, reconstruction and elective improvements. Ask how records and remaining concerns will be handed to the repair contractor.
